the primary goal of this project was to develop 110 acres of land into a retail
site in Montgomery County, Pa. The site was problematical because it lies
beside a landfill, is divided by wetland fingers, and is located in a community
concerned with traffic congestion on area roadways.
InRoads was used to process the survey data and expedited the production
of base mapping. GEOPAK allowed the firm to perform a subsurface rock
analysis and create the best layout and grading scenario to overcome site
construction challenges such as shallow bedrock. Bentley Descartes was used
to manipulate aerial photography to create image draping and hybrid plots of
the project. The firm used PondPack and StormCAD for drainage design and

this project encompassed the move from a 2D to a 3D environment in the
context of designing an apartment building. Bentley assisted in the creation
of the model and trained the team members on how to document the model
in 3D, while working on the live model to save time and learning the new
software. The firm used Bentley Architecture to create the models and
MicroStation to create the visualization.
The ultimate benefits were being able to produce 3D documentation quickly
and to deliver a superior product to the client. In this case, environmental
aspects such as solar access, flow-through ventilation, and water reuse
were incorporated in the design. The siting of the buildings allows significant
vegetation to be retained in order to maintain the natural environment.
